Overview
In September of 2009 an accidental fire did occur. It burned
the back family room primarily. The family room had a flat roof
over that portion of the. The heat and smoke did seriously
damage the kitchen and adjacent areas. At the time of the fire
one fatality occurred due to smoke inhalation. It was covered
in the news.
Facts:

Property is not in habitable condition.

Owner has not repaired the damage.
·
The fire has left the back portion of the home in need of
reconstruction.
·
One death occurred in the house due to the fire.
·
The fire may have caused products to release hazardous
byproducts into the air or the ash or the remains that are part
of the building.
·
The City of Los Angeles has tagged the building and opened a
case to be resolved by the potential buyer to make it habitable
and meet code.

The insurance adjuster has completed the summary that details a
reconstruction that may cost $100,645.15. Your actual cost to
rebuild may be more or less depending on the selections for
products or design.

The Garage has been converted into two office rooms and this is
not to code. The garage will need to be returned to usable
parking. The laundry room portion of that structure is believed
to be allowed and to code.

The gas line that goes to the back of the property was the
service to the laundry and the pool heater.
·
The swimming pool was in good working order. There are no known
leaks or problems with the pool or the pipes. It is believed
that once power is restored it can be cleaned up and made
usable. The solar on the garage served to warm the swimming
pool and was working.
